of the more demanding aspects of managing commercial property
is leasehold improvements. As site manager of the 385,000 square
foot BLN office complex, Jeff Zirbes has facilitated a variety
of improvements. “Perhaps our most unusual was a build-out
using Feng Shui philosophy,” says Jeff. Modifications
incorporated water and a bust of the founder in the reception
area, and positioned the engineers’ offices to face east.
The result was a very handsome and tranquil work space.
BLN also houses a medical imaging company, whose build-out
required lead-lined doors and coated windows. Recently a training
company installed a state-of-the-art home inspection laboratory
and several classrooms. “Their build-out used the finest
materials and was flawlessly implemented,” says Jeff.
Managing such a large facility brings about 30 new challenges
or requests everyday. While most are small matters easily resolved,
all are, as Jeff points out, important to the caller. “That’s
why,” says Jeff, “our team responds right away.”
